New England Design & Construction (NEDC) is one of Boston’s top Architectural Design Build creative firms. Specializing in the design and remodel of high-end and luxury homes across Boston, NEDC has taken a unique approach to sustainable whole-home creation with the unveiling of a stunning custom passive house retrofit.

Architectural design, planning and full construction have now been completed on a custom NEDC Passive House retrofit in Somerville, Mass.  This project involved the conversion of a standard two-family home into a custom single-family Passive House—designed exactly to client taste and planned to generate a carbon footprint of nearly zero.

This is the first single-family retrofitted Passive House in Massachusetts.

This family is setting an example for others in Massachusetts and beyond to pursue the design epitome of energy efficiency, and the benefits of health, interior air quality and comfort this brings.

NEDC was challenged to achieve a precise joyous and creative aesthetic the clients desired within the exacting sustainable framework and requirements of a Certified Passive House--essentially the gold standard of an eco home in today’s built environment.

NEDC achieved just that--and more.

Initially gutted down to the studs, this two-family Somerville home was lovingly transformed into a single-family custom Passive House, replete with a vibrant color scheme, suspended staircase and custom library wall for the family cats to climb.

The clients are both local creative artists who took an uninspiring Victorian style home with vinyl siding and with the help of NEDC transformed it into a joyful expression of themselves... all while keeping with the playful character of the original home and neighborhood.

The home itself is now a work of art: vibrant, elegant, and a unique love letter to sustainability and the beauty of our Earth.

A Passive House requires 90% less energy than a normal home and uses no heater or air conditioner. Heating occurs passively from the occupant's body heat, the sun, appliances, and interior lights. This innovative design markedly improves the interior air quality of the home, saves significantly on the heating bill, and is far better for the environment--greatly reducing the home's carbon footprint.

A Passive House offers:
· A drastically reduced carbon footprint
· Greatly improved interior air quality
· 90% less energy consumption than a customary home

The positive impact Passive House retrofits can have on the wellbeing of the environment and the health of the occupants is profound, and NEDC seeks to help foster this movement.
